IndigoHomes has launched a new financing scheme for salaried workers to use their Tier 3 pension contributions as a down payment for homes at its Greenwich Park development. This initiative aims to alleviate the substantial financial burden associated with purchasing property in Ghana. The Greenwich Park project in Borteyman, Accra, will feature 270 townhouses.
The company announced this innovative pathway during a gathering of current and prospective homeowners at the Greenwich Park site. Anne Murungi, Commercial Director of IndigoHomes, stated that this approach removes the need for workers to accumulate personal savings for a down payment. This directly addresses one of the primary obstacles to homeownership for many Ghanaians.
This financing model is critical in Ghana, where housing costs remain high relative to average incomes. Ghana’s property market has seen consistent price increases, making initial down payments a significant hurdle. Data from the Ghana Statistical Service indicates that urban housing prices have grown by an average of 15% annually over the last five years. Such growth often outpaces wage increases, exacerbating the affordability challenge for middle-income households.
Mrs. Murungi emphasized that employees unfamiliar with using their Tier 3 pension for housing should consult their human resources departments. She added that IndigoHomes is prepared to engage with pension fund managers to facilitate the process for eligible staff members. This direct support mechanism is designed to streamline what can often be a complex financial transaction.
IndigoHomes has also partnered with leading financial institutions to provide long-term mortgage options. These banks include First Bank, Standard Chartered Bank, Fidelity Bank, and Republic Bank. These partnerships offer mortgage terms extending up to 15 years, aiming for more manageable monthly repayments. This extended repayment period helps spread out the cost, making homeownership more attainable for a broader segment of the population.
The Greenwich Park development is currently undergoing Phase 1 construction. The first 14 units of this phase are scheduled for handover in October 2025, with all 39 units expected by December 2025. The entire project, consisting of 270 townhouses, is projected for full completion by the second quarter of 2031. IndigoHomes also offers a three-year warranty on all homes and will maintain an on-site office to address homeowner concerns, demonstrating a commitment to post-purchase support.
