Ghana's Rent Control agency is now actively enforcing regulations to prevent landlords and hostel operators from increasing rent without following legal procedures. Frederick Opoku, the Acting Rent Commissioner, stated the agency will take strict action against those who do not comply. This includes potential legal proceedings and closure of non-compliant properties.
The agency’s renewed focus comes amidst intelligence that some hostel operators are planning or have already implemented unjustified fee increments. These actions specifically affect students, who often rely on hostel accommodation. Mr. Opoku highlighted that such increases are unacceptable and violate established legal frameworks.

“Rent Control is not in slumber. Rent Control is active. Rent Control is proactive,” Mr. Opoku said on Adom FM’s Dwaso Nsem. He stressed that the law has clear steps for rent adjustments. Landlords and operators must follow these procedures. He dismissed claims from property owners that regulatory enforcement is unfair, calling such arguments “laughable.”
The Rent Control office plans to launch a nationwide platform on Monday for students to report unfair rental practices. This platform will work with student leaders and other stakeholders across Ghana. Mr. Opoku warned that any landlord or hostel operator defying regulatory directives will face two consequences. They will either be closed down or not be allowed to operate. Enforcement will include legal action where necessary to ensure compliance with the law.
