The State Housing Company Limited (SHC) has begun construction on Phase One of its Green City Project in Dedesua, Ashanti Region. This initial phase will deliver 214 units of two and three-bedroom detached homes.
This project is part of a larger plan to construct 1,067 housing units over five years. The development specifically targets Ghana's housing deficit, which currently stands at 1.5 million units. The first phase is expected to finish by the fourth quarter of 2027.
Ghana faces a significant housing challenge, with many citizens unable to afford decent homes. The government and private sector are working to address this gap. John S. Bawah, Managing Director of the State Housing Company Limited, announced the project during a sod-cutting ceremony on Saturday, May 9, 2026. He stated that the 200-acre Green City Project will feature various housing types. These include two, three, and four-bedroom detached houses, two-bedroom semi-detached homes, and one, two, and three-bedroom apartments. Recreational facilities, commercial spaces, and open community areas are also part of the plan.
SHC seeks GHS 100 million in government funding to cover essential infrastructure. This includes roads, drainage, and sewage systems. This support would allow SHC to maintain housing prices at 25 to 40 per cent below market rates. Such pricing would make the homes more accessible to a wider range of Ghanaian buyers. The project's success hinges on securing this crucial financial backing.
Since 2025, SHC has focused on expanding housing delivery and reducing construction costs. This involves innovation and partnerships. The company aims to complete approximately 300 housing units from inherited projects across Accra, Kumasi, and Takoradi by the end of 2026. Urban redevelopment projects are also underway in Kaneshie and Adenta Estates, with plans for Effiakuma and Kanda.
SHC participates in the Greenville District Housing Project in the Northern Region. This project involves 40 housing units with supporting infrastructure in the Tamale South Constituency. The company is also completing abandoned affordable housing projects, starting in Koforidua. Future plans include similar completions in Wa and Tamale. SHC is constructing seven regional head office buildings and residential apartments for the Ghana Immigration Service.
The stalled Pokuase Housing Project has been redesigned and repackaged. It expects to deliver 1,544 apartments in three phases over 60 months, pending financing. SHC has partnered with Republic Bank Ghana and Ecobank Ghana for mortgage financing options. These partnerships aim to make homeownership more achievable for Ghanaians. SHC plans to expand operations to new regions, starting with the Savannah Region later this year.
